Within the last two months I did what I thought was making my home “renter proof” got rid of carpet, added new appliances, repaired and painted walls, fixed up the landscaping for some visual appeal.

Here in NY I can't even get one house under contract, so I am not worried about getting 3-5 going.With that said, my biggest hang up was the fact that the deals I found would have been less appealing deals when factoring the loan fees and costs.

I would not advise a client to accept a deal otherwise, as there would be limited security.Seeing as you need these funds up front to act as a DP for the bank, it wouldn't be  very appealing deal to the hard money lender.
