Within the last two months I did what I thought was making my home “renter proof” got rid of carpet, added new appliances, repaired and painted walls, fixed up the landscaping for some visual appeal.

As such, turn-key operations in other cities is very appealing to me. 

Here in NY I can't even get one house under contract, so I am not worried about getting 3-5 going.With that said, my biggest hang up was the fact that the deals I found would have been less appealing deals when factoring the loan fees and costs.

It's never going to be a $400,000 house, but could be a $350-365k house with the proper upgrades and aesthetics.

The complete service is sounding more appealing to me. 

I can certainly understand the appeal that wholesaling has on people, and thus the strong emotional support that it brings. 

Consider a new facade, etc to make it more appealing.

I would not advise a client to accept a deal otherwise, as there would be limited security.Seeing as you need these funds up front to act as a DP for the bank, it wouldn't be  very appealing deal to the hard money lender. 

Is there a lawyer who could represent me and my appeal?

I’ll need about $50,000 to renovate it to work for me (mostly needs updated flooring / lighting / aesthetic things).
