If you aren't happy, even excited about a deal, walk.

If there were not a fence there they would go running to the person to get pet and lick them, but with a fence they bark at anyone walking by.  

Saved the seller from foreclosure and gave him 2k to walk.

BTW, I have never paid for an inspection in doing about 500 deals out there as my GC walks the prop.

I have my contractor walk through it instead of a home inspection.Once you do a few, you learn to expect pipe bursts and leaks, sewer backups, etc so just factor those into your rehab estimate.The big question if you are looking to wholesale is -(a) I believe HUD has a restriction on the deed saying you cannot flip/wholesale it.

I found one and asked them to walk a few properties with me for agreed price of 150 a walk thru for his time. 

Have you flown out to the property and walked it yourself? 

I recommend having an attorney review the agreement offering circular / PPM and walking you through it. 

There's been maybe 2 built in 5 years here. they are called Tri village self storage. the climate controlled portions are normally vertical and at least 4-5 stories and normal walk up doors are single story. there is some smaller units but real climate controlled development is vertical not horizontal. 

It would be nice to point guests to fitness options within walking distance.One amenity that has disappeared in recent years that we miss when not in hotels is network television.
