I'm finalizing bids on two (2) duplex houses, 2bed/1bath, 1000ft2, to be built at the same time and costs are as follows;HVAC - $10,400Electrical - $8,400Plumbing - $9,000I'm surprised that the HVAC guy can even eat at your price (assuming is heating and air you installed), as its gotta be close to equipment costs.On another not, are you sure about your costs of $81k, on mine, I am estimating materials only to be $70-75k range (not including labor or subs).

I think if they've got a plan together and you're ok with it, a simple one page document signed and/or notarized saying he's leaving and she's staying and taking responsibility would do just fine.

I would try another bank as some only require a letter notarized and signed from your parents stating they do not intend to receive any of this money back.
