Maybe you need an upgrade then 

So instead we want to do cash out and pay some bills and do some upgrades. 

It's a older subdivision and most of the units have not been upgraded since the 70's. 

To make this more detailed, I'm probably going to upgrade my Gallardo to a Huracan!

I will say if I spent 50K on kitchens and baths (shouldn't cost too much to upgrade these) I could charge a lot higher rent.

Also, they may take less once they realize that their house needs more than $5k in upgrades/repairs. 3.) good luck.

Also, I am assuming that this is most likely a 400amp service, which will generally be more costly to upgrade.  

The house is in the probate process and the probate judge just released the house to be sold.The house was built in 1972 and has not had any major upgrades since it was built and there is a plumbing issue going on.

Then upgrade/sell as you go.
