Reason being, if you're shopping for a new PM, a nicer property with less of a hassle on maintenance will open that pool up.

From there, narrow down your budget range and then start shopping more seriously.

For a shopping center, banks would require center to be atleast 50% pre-leased before they give you construction loan.

Hopefully someone from the area can chime in but shopping quotes from reputable and well rated or referred PMs will illustrate a better picture for you.

I really want to do this deal (obviously) but when it sounds to go to be true it most of the time is. 

If you’re serious about buying a property in VT for mixed personal/rental use, consider it more of an expense offset than true investment property.
