Great Addition - on the switch from year to year - arguably the biggest flag in my opinion in Real Estate - "shiny object syndrome" switching from niche to niche repeatedly (especially as a "Guru") - whats tried and true for RE success IMO is people that stick with one strategy and niche (type, market, strategy, etc.) for years, stay focused when its in and out of flavor, and end up with big wealth and track record after years.Definitely flags of the last few years when people go from "STR" to "Multiamily Syndication" to "Boutique Hotels" to "Experiences" and so on...

To find good contractors, i've had decent luck with the NAHB website, https://www.nahb.org/nahb-community/nahb-directories I don't know that I would spend the money on a designer, not that they are not valuable and have their place, but with an investment it seems like there is a tried and true design that you'll see transcends markets.

A lot of landlords are advised to put their properties in the name of an LLC for asset protection.While this is basically true, the reality isn’t what most landlords think.If a legal issue occurs with your property resulting in a lawsuit, there’s a decent chance the plaintiff’s attorney will be successful in “piercing the corporate veil” of your LLC if you were sloppy and being able to sue you directly.

You start with logic.I am very serious that all these so called marketing experts know very little of true marketing.Marketing has to do with the medium you are marketing on and the audience you are trying to reach.As long as you understand these to items you are fine.Just learn the basics and then make the rest up yourself.
