He occupied the tiny one and rented out the two larger units. 

I have considered selling the equity share and using the proceeds to build a tiny house in my back lot and then Air BnB the downstairs apartment while I live in the tiny house.

Sometimes it is better to at or slightly under market rent with great applicants to choose from than over market rents with a tiny selection.
