You can then send them a 1099 (not certain *ask your CPA*) because technically that's earned income for them since they didn't pay.

Another is, I don't know certain technicalities, one being if the owner owes in property taxes, does that automatically come out of their proceeds?

- People like the relative security and stability of a paycheck- it takes some money to get started, not everybody has it- You will technically be a business owner, that's for sure not everybody's cup of tea- scared, like Rob said; not knowing enough or not interested in investing the time to learn enough- If people have money to invest, they like to diversify and not put all the eggs into one basket/house.

I understand that technically a "cash offer" shouldn't involve a loan... but hard money is generally considered the same as cash in the sense that there aren't contingencies involved...

Some people are telling me to forget putting A/C units back in my 4 plex, but to just put in window units. 3 out of my 4 units are HUD Section 8 housing, so I don't know if they will accept that since I technically have central A/C.I hate the idea, since window units look so ghetto and we have been meeting with the other owners and trying to get rid of section 8 people and clean the are up...ARGH!
