We liquidated all of the houses, and I started over after the divorce was finalized. 

So now I'm faced with the potential of loosing EVERYTHING job, house, car, wife...Finally I stopped focusing on what was wrong and focused on the solutions. 

One of the utilities, South West Gas, based in CA, gave me a hard time putting the account into my own name. after several calls, faxing the court-stamped eviction order, verifying my deed through the County, etc,  the operator finally agreed and started to backdate the account change to the beginning of the process!

They also have the Mortgage Tax Credit.

I prioritize appreciation, tax benefits (rental property expenses, depreciation), ability to use leverage, and passing on generational wealth with real estate. 

That said there are some nuances and requirements to property implement interest tracing so ensure you talk to your tax professional ahead of time and keep the funds movement as clean as possible. 

STR-friendly markets make it easier to get started and grow your business, and the lack of state income tax is a huge perk.

At this point, I simply want to move on and feel the exit interview is a final attempt to have me sign things that I don't agree to.
