You can likely set up a more exact and tailored search yourself these days with the internet.

Keep in mind private lenders are those that know and like you and trust you there are no private lenders on the internet .. 

The reason is I know which lenders:- do a good job- stay on top of the necessary tasks- know how to be creative within the rules (some people don't fit into the standard mold of a buyer, and some lenders don't know how to get them approved, and some lenders know how to get them approved)- and which lenders can actually close deals.Another reason is, when someone wants to house hack, not all lenders are experienced in it.

That usually gives me enough room to win some, lose some, and still net out around equal.Also, as you get involved in this silly little game you'll start to get a feel for what it costs to do certain tasks and you will naturally be able to get a feel for costs. 

Must be flexible to do what ever needed ... and must be reliable and able to complete task from start to finish.

@Tiffany Milan Hi Tiffany, Just like everything else, thinking about the task is far more daunting than actually doing it.

You can access your books on any computer or device with an internet connection.

I need to get the routers replaced (a bit difficult from my spot 2000 miles away) but when I do, I'm going to stick with the default settings, so I don't have to worry about those systems losing internet connection just because of a router reset.
