The best agents are way too busy to hand hold in that manner and it is just very competitive. 

I just looked at them and said DUDE this no work.. these assets are not sustainable for anyone but a local mom and pop who is in the asset what your paying for it.. not the inflated value your putting on them

BUT with him being new and potentially having the skill set to do other repairs in the future, I feel like this may be a good way to see his work ethic and talent to get jobs done in a professional manner, if that makes sense.

Be FRIENDLY (professional & polite), FIRM (establish a clear rental agreement and enforce the terms), FAIR (abide by the law and consider what is reasonable),  FAST (attend to matters in a timely manner) and FLEXIBLE (if the situation warrants it.)Make the effort to establish and maintain a good landlord-tenant relationships. 

So far timeline has been a bit of a struggle I am continuing to push forward to get this project completed in a timely manner.

They are both acting in a hostile manner and tell them that is not the type of property you run.

The summary was that 30k properties generally couldn't produce rent high enough to sustain the cost of long term CapEx and maintenance.

Has anybody had success getting their first few properties cash-flowing and then documenting that as sustained income for conventional financing on a new deal? 

The people who sustained asbestos related injuries were people who worked in industrial settings in the trades, boilermakers and such. 

It shows them that I care, I've thought of them, and I want to go that extra step to make sure they feel comfortable and happy.Is this sustainable?
