I'm looking to possibly Buy & Hold a 2-4 plex $300K max.Being from Hayward (2-3 hour drive depending on California’s LOVELY traffic) it’s not feasible to load up the kids and drive-by every property that sparks interest.

I think Utah originally heated up several years back with the exodus from Las Vegas due to the (07) economic downturn and increase in crime.All the way up to the Logan area.That seems to me to have been the spark that today's fire still burns on.Typically Real Estate Growth follows job growth (and a lot of new population moving into the area) and if we see a lot of real estate values increasing where there is not a lot of job growth those areas may be the first to suffer in a downturn (although it's total unpredictable).

when I was in the logging business my partner would say all leads are still leads until the timber is on the ground then it won't become a lead again for 50 t0 70 years..many times we did not get the deal for 3 to 5 years after initial contact.land owners for development same way.just keep after them in a very nice professional way.. and hopefully when the time is right they will think of you or when your checking in with them every 6 months or so its that call that sparks an interest.

We are also currently building a brand new freeway system, should be mostly done next year and large scale infrastructure usually also helps spark economic growth.So bottom line, I am pretty bullish on the next 10 years in Milwaukee and I think it will outperform US averages.
