I would not increase rent as my tenants would just move to a landlord who didn't do so.I would, in taking advantage of a basic and guaranteed income, install solar panels to reduce energy costs, aquire a more energy-efficient and energy-versatile vehicle, and aquire a dwelling closer to where I work. 

And I do believe Blackstone and other companies like that are behaving badly in taking advantage of tenants.

You might also be able to find a local management company or a current host interested in taking on management of another listing. 

I would like to take a second to just let everyone know that I have no interest in taking anybody.

I rent to military because we are military and I am a huge believer in taking care of my own!

Hey @Carolyn L Delli Santi, before you jump in, take some time to look at AirBNB and VRBO in the Joshua Tree area.There are a TON of rentals there and many folks on here are reporting they can't make their mortgages let alone a profit due to the sheer number of rentals and the overall downturn in occupancy in the area.A lot of folks bought in JT in the last 2 years that are losing their shirts due to the high interest rates and record purchase prices.

We’re looking for 2 properties to flip this month, if you come across something I’d be interested in taking a look at it.

Can anyone else testify to their success in taking that route?

Let your lender know that the roof caved in,take pictures, maybe they won't fund the house unless that was fixed, since conventional loans have so many contingencies, and you might be off the hook.
