Please see the rough numbers below :Tear down house price 350k,Construction cost 165 sqft * 2 build=627k too much for the land unless your exit is 3 million. don't reinvent the wheel. no single family home builder is paying 300k for land. that's miami florida prices where I live. we buy land 50k and under in Columbus Ohio. keep land at less than 10% of after built value.

You can probably find good deals in Tampa right now, but I'd be very strategic about where you buy and yes, insurance and taxes can be killer, but there are plenty of investors there and for good reason.

We’ve worked together for about 2 years now, and he is focused on the operations side of the business.There are many solid sponsors and operators in this asset class, some newer than us, and some older – and quite a bit of new money coming into this space (part of this is where we are in the market cycle, and other asset classes being overpriced like apartment buildings).I’ve personally had several conversations with @Jefferson Lilly (and met him at a conference), and he knows the space well.

i have looked into the Landlord locks as mentioned but have not used them. i have one student rental where i use an electronic lock ( that i can control from anywhere, change codes etc.), but the bedrooms are regular keys, as @Jonathan C. mentioned for the front door, the unit is set up to send me an email when the batteries are low. i also have another student rental ( 8 rooms, 2 entry, 2 units + utility room) one master key and each bedroom has its own key that will get students in the entry, there unit, and there own bedroom. had a locksmith do that one. cost me a few hundred dollars with keying and supplying the locks ( 13 total ). i like both setups but may look into the landlord locks again for my 3rd student rental i just purchased.

Keep in mind that many responsible agents tend to be conservative with their valuations, especially in today’s market, where properties aren’t moving as quickly as they once did.If we’re in a conservative market, pricing on the lower end may make sense, but it’s always good to weigh your options carefully.
