But I went ahead because my goal was buy and hold with 100/unit/mo longterm and it seems to do that assuming I can manage the transition from current rent to target rent.

Even then rare...Having 100% extremely late sounds fishy.Bad news: you may have to serve some notices and carry the mortgage (all or part) in the transition.... and you may need new or more effective management.....Good news: you can refresh these tenants (i.e., not renew as lease ends or evict for non-payment); screen the new ones and emphasize timely payment; also you get a good lesson: give one tenant an inch and they'll all take a mile!

I've been very pleased with this transition as the returns I'm getting are much better than my 401K was performing.With the 8 properties that I've purchased, the monthly rent coming in ($5K/month) is enough to purchase another house every 12 months and this will continue to reduce as the # of homes get purchased.Let me know if you have any questions
