@Mike Calvey I can't say strong enough how flawed and WRONG of an action UNDER-pricing rent's is to "get a good tenant", it's ALL-kinds of wrong. 

The local enforcement just didn't seem interested and didn't take action.

But what Ken COMPLETELY misses is the reality and fact of EFFICENCY, what actions/output EFFECTIVELY and EFFICENTLY will lead to off-market-deals....... 

This is a common problem, but there are several actions we can take to curtail it:Follow the l/t regs in your state to properly notify the tenant about any damages that will be deducted from the security. 

I suggest to make deep research about the location and risk or ask experts personally before take actions. 

If you want to quit your w2 make a plan, set a goal and then take massive action.

The biggest thing though is retail is not entirely price sensitive.
