The last one was 6+ months of negotiations, but I got a screaming deal AND owner carry in one of the hottest zip codes in town.  

raising money at 5k to me screams of something to be very careful about.

@Tiffany Miller , if a stranger offered your grandma $94k as is, and put $60k into it (total $154k) and the ARV is $220k, then the fix/flipper would be buying/rehabbing for about 70% of ARV.....so, yes, your being able to buy it at $60k is a "screaming deal"...if the numbers hold up.Read up on the BRRRR strategy.

Not a screaming deal, but an OK one, especially if you think there may be some appreciation.  10% cash on cash is nothing to sneeze at.Be aware you are a participant in a partnership.  

I know everyone on BP is so involved with there own deals and has no time for a beginner but I am SCREAMING FOR HELP AT this point.

Remember, that fear you feel is the caveman part of your brain screaming, "don't go out there, it's uncertain and dangerous!" 

-I know a significant amount of the rent is covered by the Gov't but I'm trying to look beyond the "guaranteed" money and seeking to get quality reliable tenant and unfortunately section 8 does not scream that to me.All in all I don't know much about Section 8 and how it would work for a land lord so any advice would be greatly appreciated.

If it's not a screaming deal then I don't put it under contract.
