So, I think this the best place to post this, as it's a starting out question...Here's the situation: I'm just getting started on the BRRRR route (I've done turnkey in the past, but I want to see if I can get higher returns through BRRRR), and I've reached out to a bunch of wholesalers, am on all kinds of mailing lists, have bookmarked all kinds of websites, and am working with a realtor to help me scour the MLS.So far so good. 

My current unsophisticated method is to scour Zillow with the 1% rule in mind.

Do they just keep the same criteria and have to scour/mine for deals harder?

Like you, I became interested in buy and hold properties and spent too much time scouring the bay area, and peripheral areas, looking for a 1% property.  

@Steve Tucker You could also scour Loopnet for the OM's linked to CRE properties.

Solo investors and holding companies are scouring the housing market for deals so you are competing with a lot here- which means you either have to look closer or be more creative.

I should have access to the MLS in a week or so and will be scouring that for deals.

After scouring the MLS listings and looking at quite a few places, I want to start making local contacts in the area for general networking purposes.

To get the data, you can hire a VA to scour craigslist for the types of deals you're looking for, or you can buy a "scraper" that will scrape this data for you.

My team and I scour almost every avenue to find quality investment properties.
