@Stephen Karakitsios I'd say the most important aspect of getting started is actually pulling the trigger on your first deal more so than the actual numbers on the deal itself.

Mom and pop shops don't thrive by aping every aspect of the way big businesses operate. 

There are a few QI's that I have worked with a lot in the pass who have given me their QI docs to take a look at, but out of respect, i'd rather not hound them on all the aspect of running a QI since i will no longer be sending them referrals, and in fact, will be coming their competition.

The other practical aspect of this is that you're completely on their time frame.

I ultimately have an idea of places that I would like to live, but just wanted to see what people thought from both an investing aspect as well as enjoyable place to live.

Our biggest hurdle is the financing aspect of it and we both know a couple of people locally who may be able to help, BUT we are wanting to start learning as much as possible to turning this idea into a future career as we both like the idea of employment independence as well as financial independence.
