Investment Info:Single-family residence buy & hold investment.

Hi all,I’m a New York City resident and am looking to research and eventually invest in an out of state market.

I have 3 highly successful STVR homes (Austin TX, Tybee Island GA, Lake Lure NC) and have built my own homes a few times including most recently GC'd my residence in Rome GA. 

Last point I would like to mention is that I am current renting, and I plan to purchase a primary residence within the next 2-3 years.

Investment Info:Single-family residence buy & hold investment.

Our current residents we still owe about $104,000, we have about $280,000 in equity.

I've purchased properties before as a residence, that were in negative cash flow initially, which are doing great now.

The home is in the Sacramento area and closer to the rest of my family and he would sell it to me for a little under market value.Looking at my options, I could keep the Stockton home and rent it, along with having a new primary residence in the Sacramento area. 

Is it possible for a non-resident citizen like me to get a 30-year fixed-rate loan?

Without going into too much detail, we had a mid-rise apartment building in our downtown collapse a little over a year ago which very sadly killed 3 of our residents.
