Untimely or excessive noise or disruptive conduct, including but notlimited to, noise or disturbance caused by voices, radios, stereos, televisions, tools, machinery, equipment, motorized vehicles or animals.Any property which has been subject to revocation of a Residential Rental License Permit under this Ordinance shall not be eligible for a new or renewal Residential Rental License Permit for a period not less than three (3) years.

I will execute 1-3 of the requests pro bono (but not really, since I intend for the tenant to stay and instead of re-leasing costs I am improving the property).. and then may save a couple of the requests for re-lease negotiations/price bumps/renewals etc.

If the tenant can't fulfill the L/O agreement on the property where there is a contract, you cannot keep them in that property (by either re-newing the lease option or re-renting to them) - this will give them equitable interest (b/c there was a L/O contract).

With one of the first floor units at $500, it makes sense to me to not renew this lease (giving them a month or two to find a new place) and starting with that unit as our first rehab.

I understand that these 21k should come from somewhere but not from my pocket then only this could be a "good deal".For tenants, here in India we generally do agreement with them for 11 months, after completion of 11 months they have to leave or renew the agreement for next 11 month.
