It's already overwhelming for them to move so 80% of what you tell them will be forgotten and the paperwork could be shoved in a box and lost.I prefer to give them an email a week after they move in that has some key reminders about their lease, how to dispose of large items like broken furniture, how to submit maintenance requests, etc.

For my higher rent tenants, I have used Zillow & cozy.Both can be set up to send reminders, late fees and receipts.

I was using Zillow for a while, and they had an advisory notice pop up to remind you not to open the background check until you were ready.

I typically don't have subsequent move-ins scheduled very tightly after move-outs, so when this happens it's more of an emotional hassle than anything else (because the tenant wants to then argue that I'm a monster for charging them rent because life happens . . . c'est la vie).If these one and two day delays significantly derail your process you might consider instituting some kind of "drip reminders" of the checkout process . . . starting 2 weeks before the lease-end date and dripping as often as you see needed to get the tenants out on time.
