How many people sitting the sidelines of home purchase, what do they do?

If I recall, the investor had a high-paying W2 job, lived very modestly, and put a lot of her disposable income into buying and renovating properties for a sustained amount of time.

In almost all cases, when a property sits for 3 months without an offer, it is overpriced.

We made him an offer where the comps are sitting and kept his 2% offer but that worked out to about $20k less than his asking and he turned it down and we basically said "okay well you have our numbers if you change your mind" and it's still sitting on the market at 70 days now when most duplexes in this area are gone before they even go live. 

There are luxury cabins sitting out there at $89 per night, with no bookings.  

What happens when you have a ton of equity sitting in a property and the market crashes?

Account Closed so somebody has to sit at a computer and provide links to each item you cover in your mentorship?

And if have to decide between doing nothing and letting cash sit and rot away to inflation, buying a cash-flow maintenance time-bomb, or an INVESTMENT into a good appreciating property/market, it's a no brainer APPRECIAITON every-time.   

I have good assets with me just not a lot liquid cash sitting around to pay that much.
