My experience has been that brokerages are mostly made up of a bunch of independent agents who all have their own approaches and investment level in their business.

But BP did publish a book that could serve as a good primer to improve your knowledge and get you off to a good start: The Book on Estimating Rehab Costs.

When looking in the Kansas City area I would strongly suggest towns called Raytown, Independence, Blue Springs, North Kansas City (up and coming trendy area) and some areas within the City.

That is risky in itself.It would seem a lot wiser to take those individual retirement plans and invest them into something they can each do independently such as smaller properties, trust deeds, crowdfunds focused on real estate based assets, or the like.
