While you may not need them personally having one who is experienced and get help navigate any issues may help your buyers.I think J Scott has spoken about deals that were saved because the buyers loan fell through after accepting the offer and his mortgage guy was able to get it funded.

I removed the two screws holding the overflow cover plate, and as I did that and removed the cover I saw the overflow pipe behind the tub literally fell off.
