Also, I personally wouldnt cash out refi right now just because the interest rates are high but thats just my opinion and it really just depends on the numbers if you want to make a calculated decision. 

DSCR is just a simple way of purchasing an investment property when you do not qualify using personal income (Paystubs, W2s, etc..) or you want to close in the name of an LLC.  

I personally found this software a lifesaver.

I'm sure there are plenty of paid mentors and coaches out there, but from personal experience its been the on the job 1 on 1 time with someone doing what you are trying to thats been most impactful to me.  

If you do you may run the risk of piercing the corporate veil of your LLCs making you personally liable for business debts. 

Personally, i dont have any family here in Boston, just college friends, who will graduate and go to different places or back home.

I would make sure to have a camera system outside if you have any worries about theft, but I personally think you need at least one exterior photo. 

As soon as interest rates or your personal situation are favorable you can then refinance at any time and eliminate the hard money lender.
