What is standard in Cincinnati Ohio may be a deal breaker in Chicago.The documentation is mostly in the public domain meaning that you can copy it and use it to make money without violating a copyright.

With 100k liquid, you can find some decent deals in Ohio that will make sense by the numbers. 

There are a few white papers for specific states for places like OH.

My experience in Ohio (it may be different in your area) is that if the bank brings the forclosure, then they 99% certian to bid on it unless the amount owed is lower than the opening bid.
