This is a little detail our title company missed...We contracted a lawyer after incurring close to $60k in engineering fees (they did find a way to lift the restrictions through the DEQ), to see if we could make a claim agains the title insurance.

I spoke with a couple of attorneys who supposedly were familiar with off-shore purchases, but turns out they were both (what are the odds?) 

In Santa Cruz County, especially in the mountainous and rural areas, many properties lack the necessary expansion fields (space) due to factors like size, slope, groundwater, and zoning restrictions.

There is not room for a drain pan in the closet where heater is located due to space restrictions.

I just checked the forms the city had me sign for my plans, it just says "certain restrictions" apply if I had had a tenant in the last 3 years.

Oddly, the day I moved into my own house 3 years ago I said to myself, 'someday I'll own that house".  

With that said, the odds of your house getting by a tornado are very low.  

The odds are that the job will cost you more than if you hired a GC .

Then add in all the fees that are being added by AirBnB, VRBO, etc. and hotels are in many cases a better deal . . . less surprise fees and fewer owners that have odd rules.
