I see many first time flippers go nuts and then go in a loss.Do your first flip as a partnership with a more experienced flipper, so that you can gain the experience

No one is going to serve up an amazing deal on paper just so you grab the low hanging fruit.

But the only real low hanging fruit besides paint, lighting and wall fixtures is the sink, I hate those "cultured marble" ones.
