I would be making some modifications to the house though, such as putting a door int the hallway that can be closed to separate the units and maybe some other stuff that I haven't thought of yet so I'm wondering what generally is considered the threshold at which this would normally become not legal without permits, etc?

The inspector recommended I get a licensed HVAC engineer to check it.Other things are ---Open mortar joists/loose spalled brick at the chimney, loose shingles on dormer---Several windows painted shut sash cords missing, non-operable, rear deadbolt "keyed only" should have thumb turn for emergency egressloose/ flaking paint, possible lead-based paint---Cracked concrete at entry porch,--missing guard rail at rear steps,--several downspouts missing splash blocks/draining too close to the house---Grading is flat to sloping toward foundation additional top soil/grade modification may be needed---Suggested GFCI protected outlets at all wet locations as a safety improvement---Discoloration on floor joists in the basement, have evaluated for cleaning, possible treatment---Garage needs to be repaired completely.

After your post I looked into Land Contracts and found that with some simple modifications this met my needs perfectly.I was able to find a number of free Templates online and customize them for the deal type.I am very interested in monetizing the property without destroying it's natural beauty (completely untouched/undeveloped) so ideas like a campground, or cabins have been tossed around.

In addition to what Jeff Copeland mentioned, another downside would be that if you have one loan for each individual property, should the need arise to sell one building, it becomes a modification of the mortgage because the assets that are secured are changing.
