There was a report where a guy did this, he moved into a property he owned and played loud music, and did stuff that drove the people nuts and got them to leave.

I inherited a tenant that was playing loud music at all hours of the night and having friends over where they would have weird screaming parties (drugs maybe?)

If someone stands to gain accolades or prestige from action you may take based on their advice, it is likely that the person offering the advice believes it to be true.

Check to see if the HOA can fine unit owners for noise complaints, littering, damage to common areas, nuisance complaints, etc.When renting to any college student there is sure to be:- Wild parties that get out of control- Blaring music- People coming and going at all hours of the night- Screaming & fighting- Someone puking outside from time to timeCount on receiving some sort of complaints from other unit owners or renters who are not students themselves.

I know I could prob lock up deals myself but as a new parent who works as a full time teacher and I also play live music on the side to help my wife stay home w baby - it's kinda the best I could do for an area thats about 60 miles away etc. it would be tough for me to drive out there myself etc. any advice?
