Do you have a previous gas tank or spill and you need to do environmental mitigation?

My point was (in more simple terms)  that by changing our perspective we can mitigate if not eliminate the unnecessary pressures of "perfection"

New kitchen, bathroom, flooring throughout, as well as cigarette smoke mitigation. 

I would strongly urge to consider starting with a house-hack, something that mitigates risk factors and gives better opportunity to practice and "dial in" on the NE "vibe", and that's a key thing to understand, it's very much a NE vibe thing, hard to define in exact words, but it's a manner and style of things.

We are concerned about overpaying due to the recent run up in prices and the strategy to mitigate that risk is to dollar cost average into the market.
