Nevada has many of the draws of CA and the added benefits of low property taxes that don't assess on sale, landlord friendly, no state income tax, and multiple tech and manufacturing jobs like Tesla, Apple, Google in the area. 

This will make it easier to reconcile expenses and ensure that each property is being properly funded.Automating the payment process can also streamline the process.

This gives you recourse if the buyer stops making payments as you can have the courts enforce this performance deed and transfer ownership back to you.Just make sure you have a competent REAL ESTATE attorney review the documents prior to signing them to ensure that everything is properly worded to ensure you are protected.  

BRRRR's/flips can be tougher to perform without a proper team making sure it gets done. 

My properties are all in San Francisco proper which I know like the back of my hand, and I didn’t want to exchange into a random NNN in middle America where I know f*ck all about the area.

I have faith that there is success to be found in real estate through properly educating yourself, having perserverenece, and not being shy of some hard-work.

Good luckyou have it about right when I talked to the manufacturer of the machine he quoted me 10% savings and of course some time savings .. u also have the issue with man power and who knows how to use them and the other subs who have never worked with them.. then getting them approved at the county level etc etc..

I suggest you close this sale at a title company rather than at the kitchen table, they'll see to the proper preparation of the docs and their recording.
