In addition to the main question in the title of this post, my other question is this: What other information (besides the obvious ARV) do I need before I start looking for someone that would JV a deal with me?

@Kate Stoermer that is one of the main reasons I have actually been considering the switch to OR.

. - Understand the upside of the "rent by the room" strategy- Understand the upside of any repairs that can be made to the main unit. - Understand the cost/value of completing an ADU project- Underwrite mid-term and short-term upside cases as well. 

I think the main drawback is being on a Prepayment Penalty in a rate decreasing environment.
