Your household names: Ernst and Young, Deloitte, KPMG, etc all offer audit services, as do your regionals like Grant Thornton.A full audit will typically consist of spot checking everything from invoices/receipts tying out to specific checks paid by accounts payable, and down to leases being input into the system, and tying rent payments to cleared checks.

Two bedrooms in that size especially with a basement which probably has lower ceilings and not a lot of windows will look more like a prison cell/Thanks a lot everyone for your inputs.

There’s a huge downstairs air conditioner that was never plugged in because we needed a different electrical input than was in the wall (so it should work great once that electrical input is… put in). 

Also find an REI or LL Association and network with members, surprising what comes up when you least expect it.
