Nothing exciting here but one of my fears is that a quest's dog will get sprayed by a skunk at our VR in the country and it will get in the house, ruining the carpet & furniture, lol.

so if your spending all your liquidity on one mail run good chances you wont wholesale anything and the 2 to 5k is lost.wereas here you can actually close on a home.. you have not lost anything.. and then you can resell and hopefully make a grand or two.. and thereby get actionable real experience other than building a mailing list and sending it out and preying you get calls.now if you mail to most of those areas you WILL get calls no question.. its what you do with them.. and remember how competitive low value asset direct mail is.. most folks if they get one letter they have gotten 20..

If student never takes title and parents pass away, student will received a stepped up basis in the property at the time of death meaning that the student can then liquidate without paying a cent in tax.

I call that BS but do not have any evidence to disprove them.Tl;dr, i have all liquidity sucked up in HELOC and now have a case of a higher DTI even though i am not using full HELOC funds.

I personally found that investing in notes gave me the best return with the least amount of work/effort and was the most liquid.
