Traditional lender financing with 30-year fixed loan and 25% downpayment.

@Ella VolneyTypically, you can only find a lender in the country where the property is located and, if you're not a resident there, it will be more difficult if not impossible, depending on the country.When it comes to investors, they need to be open to the idea and then you need to have opportunities that fit within their right risk/return profile.

If using a lender this is a non issue.

Sometimes lenders will allow their portfolio loans to be assumed as well, but usually not if they can get a better rate with a new loan.

I would look at private money lenders who can consider giving your a line of credit based on a multiple of the cash you have. 

However, lenders want to see the additional guarantor receive consideration in return for their guarantee.
