If you are planning to leave within the next year, i would do a heloc as investment property and there are a dozen places that will do this up to 80% of the value of your home.When qualifying for your next home, your lender can let you rent out your current home and use 75% of the lease as income to help you purchase your next property! 

Basically you need to be able to pay a large part of a long-term (multi-year) lease up-front, then still have some cash for renovation and interior/furniture, to finally recoup the investment through STR and a hopefully very quick way.

Oh Boy, I went browsing today......and I found an old building with reatil space (leased) on first floor and 2 separate attached Studios, and a 1 bedroom apartment. 

I haven't done a deal down there in a while, but when I was doing leasing in Akron 2 years ago, we were getting tons of demand on those listings.  

I paid $260,000 and just knew I could sell it for $400,000 - $500,000, or if I chose lease it for $10k per month.  

Toward the end of the due diligence period we received the final piece of critical info to make our decision: a lease agreement for a cell tower on the corner of the property.

However, lol, in this last year of the lease he asked if he could get out of lease 4 months early because of financial reasons (IE: job restricted his hours wasn't making the money he used to).
