Especially @William Blue if you can still use your VA loan my recommendation is to laser focus on using that.

They will note that you were following them in the report so there is no liability on them.You want them laser-focused on the house, not trying to multi-task while listening to all your questions.A better option is to be there at the last part of the inspection, have a detailed talk, and then have them walk you through the areas where they found issues.

The grand living room has 20-foot ceilings with rustic wood beams, a catwalk that spans across the space and a grand stone fireplace which opens up to the den with a built-in bar, a guest bathroom one on end, dining room, spacious country kitchen, main entry, mud room and another guest bathroom on the other wing of the home.

A lot of the central city sub-markets are older homes on pier and beam systems.

At some point they were shored up with steel angle iron beams that were sank into the concrete floor at the bottom and tied into the floor joists at the top.

The ceiling is wood beamed with ceiling panels in between. 

@Dustin Beam, would be really informative for this thread to know how you avoided buying any lemons when you bought your 11 do ups?

And this means tearing down walls and possibly a few supporting beams and rebuilding some parts of the plumbing system.
