@James Wise funny enough I got the same impression from you based on your post, that's why I commented because it couldn't be more incorrect based upon my experience.I will say yikes, you must be pretty insecure if you felt the need to say that about my own experiences that you have no knowledge of in states that you're not familiar with. 

I have found that those with the proper knowledge in how the software works, and of course know how to use the software, would agree with your post, including myself! 

In general, when I've called Cobb County, I've found it really depends on who you talk to, some of the people there are knowledgeable and helpful and some really don't have a clue and are not very customer-service-oriented. 

If you could work it into a combination STR/MTR and rent mid-term to people working in the area for the down months, the market could work, but aside from that I don't see a ton of value in that market for the prices you have to pay, you basically have to make a years worth of expenses in a 4-5 month span.I don't have specific knowledge of any of the other markets on the list, but based on this one it seems like not much analysis went in to any of these properties and its strictly based on a rough estimates of revenue.

Then Tenant A moves out, leaving Tenant B in the rental with no knowledge of who they are and no written lease agreement with them.Best practice is to name every adult on the lease.
