@Joseph Miller your fears may be well founded or totally unfounded, the only way to know is to pick one, just one possible investment, bounce it off a more experienced investor and if its great, go ahead, if its a no-go, then no-go, search for the next and repeat...hard to leave the analysis paralysis phase if you have not narrowed it down to earth- to an actual possible investment property.
