Large rent increases are much harder and than smaller yearly increases.  

I did have a case where during a lease 2 roommates brought in a 3rd and I did not increase the rent, but do not think that is outright prohibited from discussion.

But of course these companies get paid more to remove and replace more so they demo as much as they can and increase their costs as much as they can justify.
