All 4 commercial tenants have been really good and the only thing they have asked for is a bucket of ice melt.

Every month your equity goes up. 2) you're getting hopefully a few hundred $$ each month in cash flow3) you're likely going to have appreciation over the years (though most investors here consider that just icing on the cake and don't plan for it)4) you've already increased the equity in the house after your renovations (as if it were a flip), but without the short-term tax consequences.

This was sort of the icing on the cake for me.

Company I worked for I know of 2 incidents, both slip falls, Ice, snow.. for injuries.We had snow log to chart salting and sanding.. but company still had to pay for injuries.Also child death in swimming pool, not quite sure what was settlement in that one, they can always find something owner is % responsible for that may have been issue.  

During the recent ice storm a tenant called complaining that I had to do something to keep the cold from coming through the windows.

Looking at Florida specifically, just waiting to finish up our current flip and do market research in several FL areas.As for the weather here in southern Missouri, not much snow but the ice is an issue.

The last two letters of BRRRR need to be icing on the cake, and that's it.

Then doing plan A, and getting the variance would just be icing on the cake.I am not sure how you can say that you had two deals fall apart and you have never been to a zoning board meeting.

I should mention that I do not factor in appreciation or "free equity" into something like this; it keeps me more conservative and if the numbers still work then there will likely be some icing on the cake later.

P.S anyone in the Philadelphia market currently doing this would be icing on the cake for me so to speak.
