Banks and institutional servicers are not usually willing to get involved and assist customers and stick to the servicing agreement to the letter to avoid liabilities, and that makes good business sence, but we adminstered deals that were underwritten and failure was not an option!

To be fair, in addition to buying all those houses over the last 3 years I also dealt with an eviction, $47.4K in capital expenses, insurance claims, building teams in my local markets, and all the other nonsense involved in this lovely industry.Anyway, I finally got around to putting together a complete general ledger and had the horrible realization that over the last two years (bank and credit card record limitation make it harder to go back farther)…….. between 2022 and 2023 I have been $17.5K cash flow negative on $171K expected rent !!!!!

If we believe the pricing reflects effort involved, STR pm is 3x more work than LTR PM.- it is important that some of the furnishings are quality including common area seating and mattresses.

I'm considering two options for my property and would appreciate some advice:Cash-Out Refinance and Then Sell: Cash-out refinance to access some of the equity, then sell the property to get the remaining equity.Sell the Property Directly: Skip the refinance and sell the property outright.My main concerns are:Fees: Are there more fees involved with doing a cash-out refi and then selling compared to just selling directly?
