It is only a precaution in case there is a leak so the house doesn't flood.Other than that, you may be responsible for snow removal or other typical lease items through the last day of the month.

I sent an email to the tenants inquiring about a possible leak, which is when they said the toilet was 'making noise'.  

The foundation and external brick are all in good shape, but the prior owner let it go for some time, and the leaking roof has caused a lot of damage.  

It probably needs a new roof, there might be a water leak, and it's a HUD home, so I probably need a private lender.

If tenant is going to pay electric and gas, you don't have to include them.

Builder asked me a question this week about locating the gas meters.

Both are new natural gas systems2nd floor rehab is about 50% complete.

Roof is fairly recent, no signs of leaks anywhere, basement is dry.
