@Shane Regnier I've flipped a bunch of houses in Ocala but have yet to dabble in the rental market. 

Need so much more info to actually be able to shop rates  :)  No points, 110k, SFR, regular purchase financing, the house is worth around 140k.

If I were you I would look into the possibility of starting off with a house hack.

Also, as long as the house appraises, taking broker commission and using it against down payment and closing costs means lower cash requirements for me which increases my CoC returns.

I'm asking because last year I bought an inventory home in Cypress TX that had a $10k discount, however the appraised value of the house came out to be the same as the discounted price :)  

That way, you keep more in reserves and have more to put towards your next house hack.
