Hello Everyone I am back with tip number 2 Lazy land lord tips how to remove wall paper.Remember the lazy land lord wants to avoid doing work twice so getting it right the first time pays off in the end.I did an A/b comparison of a rented steamer specially made to remvove wall paper.and some simple stuff from the paint aisle in your local lowes or Home DepotI the Lazy Land lord vs my contractor who has over 20 years building houses, and doing renovations.What we found was that the steamer did not work as well as the chemical solutionbut that neither worked as well as when you combine both the solution and the steamer. so for best and quickest results combine the solution with the steamerbut for good results without the expense just get the solution and the wall paper removal toolstools needed mousy thingy 5.00stiff scraper 5.00pump sprayer 7.00go to your local super store and find the little gizmo that looks like a computer mouseinside it has little wheels with teethbuy a gallon of wall paper remover solution ask your paint rep what he or she recommends some work better than others and I am not here to endorse any one product but I must say the stuff I used worked excellently and my lowes rep said it was better than most.The goal with wall paper removal is to not make too many marks in the walls you dont want to damage the dry wall because second goal is you want the paper to come up in large sheets leaving little residue behindif you are not getting this result stop and rethink recheck and re attempt getting this right will help you in the long run(if you are only doing one small room no problem but if you are doing a living room you will want to get this procedure down a Lazy landlord does not want to come back and fix and fill all those holes.from using a tooth tool too aggressively nor do you want to rip pieces of paper leaving paper stuck to the wall which will need to be scraped,Lazy land lords hate scraping the steamer has a tool that if you press too hard will make holes in the wall the little mouse thinga ma jig does not have teeth long enough to puncture your drywallWou will want to get a sprayerI recommend a pump sprayer for two reasons one it sprays very far and one button push is all you need and it just keeps spraying who has time to keep pumping and squeezing the trigger of a conventional spray bottle.

Let's see the benefits of doing this:1.You pollute the entire middle east and surrounding nations with radioactive waste2.Islamic nations will start doing terrorist activities big time in this country for retaliation and yes they will indeed use nukes3.Russia and China two of Iran's biggest allies will no doubt either start a nuke war with us or do something as we just nuked their ally and the fact that they would probably get some radioactive fallout will probably piss them off4.It will cause a worldwide economic fall like the which we have never seen5.Gas prices will rise to astronomical rates look for gas to shoot to $15 a gallon and probably oil at $500 a barrel or worse6.We will be the scorn of a bunch of nations and not just Islamic but a lot of Euro nations would probably see us as bad guys now7.The US economy will no doubt fall into oblivion as the ramifications of this hit and don't think that it won't trust me it will So yes let's nuke everyone that ticks us off why not it's not like nothing bad will happen right huh(end sarcasm).

Oil spills wipe right up or wash off with dish soap when sealer is applied but the stuff I use is 180 dollars for 5 gallons.

I wanted to clarify a couple of thingsFirst I spent a little more on things but not a ton for example I found a water fall faucet for the bathroom for 49.00I found one of those tall kitchen faucets where the sprayer is built into the faucet and pulls out from the faucet housing itselfI purchased one for 70.00 from a close out placeand the other for 131 with soap dispenser and plateit was a 300 dollar faucet that was open box returnedthe floating vanity cost 313 but came with a medicine cabinetand it looks great i think a regular vanity was about 99 and medicine cab for 40 so I spent twice the amount of rental gradeI decided to put my focus on the bathroom and kitchen I used bead board backsplash in one unit but splurged on glass in the otherboth look pretty great and look way better than blank wallsI put in vinyl plank flooring looks like oak and has a great look cost 40.00 for the whole bathroomI did a two color paint scheme in the bathroom that is very eye catching but the paint I used was oops paint so it cost me 5.00 a gallonand everyone loves the way the colors balance off each other it overall my cost in the bathroom and kitchen was \in fact my total paint cost for both units was 160 for 10 gallons plus three gallons so 113I dont think I spent that much extra but the look of pleasure on my tenants faces when they see the apartment and what they are gettingI saved money on the laminate floor over capeting I payed 79c sqft by buying clearance flooringmy contractor charged me 640 to install 1000 sqft with my helpI added the washer dryer closet so they dont have to walk to the laundromat That was my biggest expensenow the question is will I get more for the unitsI dont know my goal was not to get more but to get exactly the tenants I want without waiitngI dont want vacancies and I dont want tenants who will tear my stuff up which is what I see a lot of in this neighborhoodsometimes its not just what you bring in it is what you dont have to spend out if I can minimize vacancies over a five year period and minimize repair costs that is fair compensation. in my humble opinion
