To the seasoned investor, a loan rate of 7.25% versus 7.35% is not the priority when there are other factors far more critical to the success of a rental.  

Chris I agree that the administrative burden drives minimum investment amounts higher to make sure the juice is worth the squeeze to the sponsor.

Driving for dollars sounds great but takes a lot of time and hits.

DSCR lenders tend to go with 1.0 DSCR from what I've seen (and don't even factor in maintenance, management, vacancy, etc. for some reason), but they also tend to be more expensive. 

There is another factor that is your family so understand what is the impact there.
