this was one of my first posts and cant express how surprised, and grateful i am, at the quick and helpful responses.i have a phone interview today at 4pm for Freedom Mentor's program (Phil Pustejovski). although, im reconsidering signing up, and taking your guys' advice; ill extend them the courtesy and hear them out, and make sure im not missing anything.

I'm not one to avoid people in general but if I were I'd avoid those who think or call others ignorant.It's way too strong and offensive a word for the sentiment you are trying to express , in fact some may feel the use of that word in the specific context you applied exhibits it ig.....( oops I nearly did it myself)... impaired judgement.

Technically, since Investors are suppose to be educated - more so than the seller - in most cases, you should have a presentation that expresses the answers to not-yet-asked questions like that.When Investors valuate a deal, one usually know what in-fact the land value is in the property's current condition and has that written down somewhere in their offer presentation (of course I am assuming Investors use such a presentation in the first place).
