I know this is a nuanced topic and it is probably market dependent but I can't find any pictures of rentals' basements on listing sites.Any insight is welcome.

Cleveland and Lubbock are both good options to explore, but also consider areas with strong job sectors, like Indianapolis or parts of the Southeast.Researching Demographics: Tools like Placer.ai, Costar, and Data USA offer insights on demographics, migration trends, income, and market growth.

@David Cherkowsky, I'll just comment on the value of depreciation and leave the rest of it to a tax expert.

I'll preface by saying I'm not a tax expert, but just went through a cost segregation as a REPS and this was my view.The benefit from pulling out these items coupled with the bonus depreciation far outweighs any incrementally higher taxes in later years, by quite a large margin. 

I can't speak for all agents, but because I primarily work with investors, I occasionally get my hands on off market properties, insights, etc.
